In accordance with Article III of the Covenants, Conditions and Restrictions (CC&Rs) of Somersett, the Somersett Owners Association Board of Directors sets the annual assessment (billed monthly) for the maintenance of our community[1]  in conjunction with the preparation of the budget for the upcoming year.  In like manner, the Boards of Directors for the sub-associations of Sierra Canyon, The Village, and The Vue set additional assessments to maintain their limited common elements[2].  (For an explanation of the relationship between the sub-associations and the master SOA, please see this article.)

Discussions, sometimes heated, of the use of our annual assessments, are not uncommon.  Members of sub-associations wonder why they contribute as much as they do to the general common area maintenance of the community when they must contribute as well to the maintenance of their own limited common elements.  Article III, Section 6, of the CC&Rs states that “Except for assessments related to limited common elements, or as otherwise specifically provided in this Declaration, annual and special assessments of the Association must be fixed at a uniform rate for all real estate subject to assessments.”

The table below summarizes the uses of the annual assessments (shown monthly) from each group of Somersett residents.  It shows clearly the compliance of our assessments with the requirements of the CC&Rs.  The amounts allocated are a function of our liabilities within each category of expense.

Those interested in becoming more conversant in the reasons for these assessment levels should take the opportunity to attend Finance Committee meetings, held normally on the first or second Monday of the month (check the SOA calendar).  SOA Board meetings, held normally on the fourth Wednesday of each month in the Sports Court at the Club at Town Center, are also a good source of information and an appropriate venue in which to be heard.
